House Rules for Rental Guests


Laverton Hill Farm is let to paying guests as a holiday rental and as such we want you and any future guests to have a wonderful time. It is of the upmost importance to us that you remain safe at all times, have a wonderful time, but equally leave the property in the same way you found it for others to enjoy.

PETS BY PRIOR ARRANGEMENT ONLY  

£40 dog cleaning fee per dog always applied. 

The Kennels are available by prior arrangement only for your dog (s).

Guest are requested to arrive at or after 16.00, to ensure sufficient time for cleaning between guests.

Guests are requested to leave the Laverton Hill Farm by 10.00 on checkout day to allow full access for cleaners.

Rubbish and recycling – the waste and recycling bins are located behind the kennels. Rubbish is collected mid-week, and will be picked up from the house. Please help the environment by recycling as much as possible.

BLUE bin is for Recycling (including glass bottles too).

GREEN bin is for general waste

ACCESS

  • Please return the keys to the key box at all times, so that they can be used in an emergency, or for the cleaners to enter once you have departed.

  • This is a non-smoking property and no candles or tea lights are to be used.

  • Do not leave electrical devices charging unattended, i.e.  e- cigarettes, laptops or mobile phones.

  • There are steps and stairs to access the house; the property is therefore not suitable for people with mobility issues. 

  • Key for stop clock in the cleaners lockbox.

  • Contact us for code in an emergency.

  • No access to oil tanks.

  • Do not mess with gas cylinders.

  • Anywhere gated do not go through, stick to Cotswold way when walking (only one access in/out to be used the main farm gate).

  • Do not touch garden automatics irrigation systems.

  • Do not tamper with fuse board in barn, no children to enter this cupboard.

  • Do not use candle torches in barn or main Farmhouse fire places.

  • Please do not touch sewage waste at the North East end of the garden.

  • No climbing on walls.

  • Dutch Barn put of bounds.

  • No access to oil tanks

  • Anywhere gated do not go through, stick to Cotswold way when on walking routes.

  • The fires – please take great care when lighting the fires and ensure fires are put out before leaving them unattended. One batch of logs will be provided for your stay. Should you require additional logs, these can be purchased from the Farm Manager, James, with 48h notice.

 

CHILDREN

  • Your children’s safety throughout your stay remains your responsibility.

  • Children must not be left unattended at the property.

  • The garden and terraces at Laverton Hill Farm are at different heights throughout and accessed via stone steps. There are ledges and walls, with drops.

  • The garden is not suitable for unattended children of any age. Access to the garden is difficult for those with mobility problems or for the elderly. 

  • The areas of the garden that are fenced do not have verticals bars to prevent children from climbing or falling through the fence to the fields beyond in certain areas, again children must not be left unattended.

  • Children to be supervised when pulling blinds down.

  • Children not to play with grandfather clock

  • No children left unattended near dry stone walls, they are unstable.

  • Please do not let children use gate to basement unattended.

  • No children to be left unattended outside at anytime.

  • PLEASE DO NOT TOUCH STADDLE STONES IN GARDEN AS THEY ARE UNSTABLE AND DANGEROUS.

  • NO CHILDREN TO BE LEFT UNATTENDED AROUND MONKEY PUZZLE TREE IN GARDEN.

PARKING

  • You are welcome to park anywhere on the gravel area.

 

GARDEN ACCESS

  • Access to the garden is difficult for those with mobility problems or for the elderly, due to the gravel driveway and there is not step free access in and out of the farmhouse or the barn.

GARDEN

  • Your safety throughout your stay remains your responsibility.

  • The garden and terraces at Laverton Hill Farm is at different heights throughout and accessed via stone steps.

  • The garden is not suitable for unattended children of any age.

  • There is a gas BBQ in the garden available for your use. Please exercise great care when using this gas BBQ. Use of this BBQ is entirely your own responsibility.

  • Please do not touch the automatic irrigation systems which you may see in the plants.

  • There may also be someone coming and going to water the flowers.

  • Garden maintenance is generally carried out on a Friday (weather permitting), so please be aware that this might be carried out during your stay and should not interrupt your stay.

  • Please do not stray into the surrounding fields, and please only enter and exit the property using the main driveway.

  • Safety – please take care in the garden as there are steps in the courtyard, and the staddle stones in front of the property are unstable and should not be touched. Please also ensure children are supervised at all times when using the blind cords. Some of the antique furniture pieces (such as the Grandfather clock) are very heavy, so please ensure children are continually supervised. 

WINDOWS

  • All blinds for windows and control mechanisms are secured to the wall, however please do not leave children unattended near a blind at anytime.

  • All the others windows should never be opened wider than the tolerance allowed by the window catches. The window catches may be loosened to open the windows but the catches are not to be removed.

  • The converted barn

  • The lights for the barn are situated in the fuse box in the main room and are labelled. For safety, please do not allow children to open the fuse box.

  • Do not use torches in barn.

  • Do not mess with gas cylinders at the rear of the converted barn.

  • Property Specifics

  • Top roasting oven in Aga needs 30 minutes pre heating.

  • Key for stop clock in the cleaners lockbox.

  • Contact us for code in an emergency.

some people may find this home offensive due to stag headboards in The Barn.

 

SECURITY / RESERVATION DEPOSIT

  • An authorisation hold for the security deposit of £500 is placed on your payment method. The deposit is not applied towards rent. It is fully refundable within (14) days of departure, as long as there are no claims made for damage.

  • All debris, rubbish and discards is placed in the rubbish bins, and soiled dishes are placed in the dishwasher and cleaned.

  • The keys are to be returned to the lockbox on departure and the apartment and the house left locked.

  • All charges accrued during the stay are paid prior to departure.

  • No linens are lost or damaged.

  • No early arrival or late departure.

  • The renter is not evicted by the owner (or representative of the owner) or by local law enforcement.

 

PAYMENT

Advanced payment of 50% is required at the time of booking.  

The advance payment will be applied toward the rent. Please make payments via the online booking agent.

The advance payment is not a security deposit. The balance of rent is due fourteen days before your arrival date.

 

CANCELLATIONS

Cancellation or early departure does not warrant any refund of rent.

 

MAXIMUM OCCUPANCY

The maximum number of guests is limited to 16 persons.

MINIMUM STAY

This property requires a seven (3) night minimum stay booking, unless previously agreed.

 

INCLUSIVE FEES

Rates include a one-time linen & towel setup.

Facilities fees are included in the rental rate. This includes power / electricity and gas, water and all Wi-Fi access.

The wifi code will be found at the rear of the router. The pull out tab with the code must immediately be returned to its position.  

 

NO DAILY HOUSEKEEPING SERVICE

We do not permit towels or linens to be taken from the property.

 

PROPERTY RATES AND PRICING

Rates are subject to change without notice.

 

FALSIFIED BOOKINGS

Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

 

WRITTEN EXCEPTIONS

Any exceptions to the policies mentioned above must be approved in writing in advance.

 

INSURANCE

Guests stay at your own risk and it is your responsibility to take out adequate travel and holiday insurance cover for the duration of your trip.

Please agree to these terms before continuing with the booking.

RENTAL RULES FOR PETS

Whilst we are dog lovers, we do have some general requests and safety issues to mention.

Please can you let us know the age, breed and if you are bringing a female dog, if she is neutered or not?

THERE IS LIVESTOCK ON THE FARM, SO DOGS TO BE KEPT ON A LEAD OR UNDER CONTROL AT ALL TIMES.

The garden area isn’t secured by fencing, so please keep your dog on a lead or under close control when in the garden or when entering or exiting the property.

Please clean up after your dog. Please dispose of dog waste in the general waste wheelie bin. Please ensure that poo bags are used and securely sealed before placing in the bins.

Please do not allow your dog on any of the furniture (especially not on the beds). People can have allergies even to non-shedding dogs.

Please ensure that your dog is up to date with relevant preventative flea treatments prior to your visit.

Please do not leave your dog unattended at the property.

DOGS ONLY PERMITTED ON THE GROUND FLOOR (KITCHEN AND UTILITY ROOM)

Please bring your pet’s own bed/bowls/ towel.

Your dog remains your sole responsibility and liability during your stay.

Please could you acknowledge and agree to these conditions prior to your visit.

PLEASE BE AWARE this is a working farm with livestock.

Most of all we hope you enjoy your stay; there are lots of lovely walks around the area for you to enjoy. It is also a very dog friendly area with restaurants /pubs and shops allowing dogs.

BUILDING ACCESS

  • There are three doors to access the main farmhouse.

  • There is a back door into the utility room, the lock box for access is located here.

  • The keys to the door off the kitchen and entrance hall will be located on hooks next to the doors.

  • The keys to the The Barn will be located in a lockbox and we will give you access details on booking.

  • There is a third lockbox for the annexe/flat. Again we will give you the lockbox code on booking.

NB: Some guests may find this home offensive due to stag headboards in The Barn.
